1. PARTIES. This Short-Term Rental Agreement ("Agreement") is between the
Hosts ("Owner") of the property at 5960 S Sundown Ln, Freeland, WA ("Property") and the guest
named below ("Guest").

2. TERM. Check-in: Sat, Oct 3, 2026 (4:00 PM PT) at 4:00 PM PT. Check-out: Tue, Oct 6, 2026 (11:00 AM PT)
at 11:00 AM PT (3 nights). Early check-in / late check-out
only by prior written agreement with Owner.

3. RENT AND FEES. Total rent and fees: $999.00, paid in full at booking via
the Owner's payment processor. The total includes nightly rent, a cleaning
fee, and applicable Washington retail sales tax and Island County lodging
tax collected and remitted by Owner as required by law.

4. OCCUPANCY. Maximum occupancy: 6 persons, including children.
Guest count for this stay: 2. No subletting. No parties or events
without prior written Owner approval. Quiet hours 10:00 PM – 8:00 AM.

5. NO PETS. Pets are not permitted at the Property. Violation may result in
immediate termination of the stay without refund and additional cleaning
charges.

6. NO SMOKING. Smoking (including vaping) is prohibited inside the home.
Smoking outdoors only; dispose of materials safely. Evidence of indoor
smoking may incur a deep-cleaning charge of up to $250.

7. HOUSE RULES. Guest agrees to the house rules published on the booking
site, including: no child-proofing is provided (families must bring their
own gear and supervise children at all times); the lawn is unirrigated and
unfenced and opens to the road; the property has no hot tub.

8. CANCELLATION. Full refund for cancellations 5+ days before check-in. Cancellations within 5 days of check-in receive a 50% refund of the nightly rate for every night except the first.

9. DAMAGES AND SECURITY. Guest is responsible for damage beyond normal wear
during the stay. Owner may charge the payment method on file for repair or
excessive cleaning costs, with an itemized statement provided to Guest.

10. UTILITIES AND SERVICES. Property is provided as-is with utilities
included. Owner is not liable for interruptions beyond Owner's control
(power, water, internet) and will make reasonable efforts to restore service.

11. ENTRY. Owner or Owner's agents may enter the Property with reasonable
notice for maintenance, emergency, or suspected lease violations.

12. LIMITATION OF LIABILITY. To the maximum extent permitted by law, Owner is
not liable for injury, loss, or damage to Guest or Guest's property arising
from use of the Property, except for Owner's gross negligence or willful
misconduct. Guest assumes risks inherent to a rural property (uneven
terrain, wildlife, unfenced yard).

13. GOVERNING LAW. This Agreement is governed by the laws of the State of
Washington. Venue for any dispute is Island County, Washington.

14. ENTIRE AGREEMENT. This Agreement and the booking confirmation constitute
the entire agreement for this stay.
